Holding Fee & Admin Fee

Tenancy Application Form

When you take a holding fee [this is not a Tenancy Deposit] you must detail charges [inventory, optional administration fee., referencing etc]. In accordance with OFT guidelines you must allow a cooling period and detail conditions under which the tenancy will not be granted. The admin fee specified on the holding form is non refundable, hence exempt from deposit legislation

This form details all the information you should ever require deal with most eventualities including absconding tenants, referencing, tenant verification and next of kin. Tenant signs to agree that you have their permission to approach anyone listed in the application and permission to do a Credit check.

What is An admin Fee ? - To make provision for minor damages and maximise return consider charging Administration fees this is a fee for starting the tenancy [Agencies do it so why not landlords; it is legal]; also recharge referencing (see Credit check) and inventory charges.
