Our credit checking service is invaluable and designed to assist members in avoiding high credit risk tenants and costs £10 a credit check.
The reports we produce detail court, judgement, electoral roll verification, searches on past and present credit history with banks, financial service and utility providers, we report this detail and a risk score. Where a score is below 220 investigate bank statements, increase deposit, consider using a guarantor to minimise your risk. The lower the score the greater chance of a bad payer. The higher the score the better.

 Proof they have lived where they have said and how they have conducted their finances We also search for previous addresses linked to their credit profile.
You receive the individuals risk score based on their credit risk debt profile.
Risk scores (-250 poor to positive 450 + national average is 220)
Highlights any negative history on the individual including CCJ and use of false names.
Number of bank accounts, utility accounts, loan, mail order and credit card accounts etc.
Ideal for assessing lifestyle patterns. & Debts Any County Court Judgements.
Confirmation they appear on the electoral roll.
Always keep report on file as may be used to locate tenants who abscond [associates/family at previous address]

You must firstly obtain the permission of the prospective tenant (Data Protection Act compliance) - Our tenant application form includes such a clause - This form will help you to ensure you obtain all important information. If the tenant refuses permission to perform a credit check this in itself, without a satisfactory reason should make you cautious.

When we perform a credit check we also search for any history linked to other addresses where the tenant may have resided. Sometimes tenants do not inform suppliers etc where they have moved to so we recommend you also supply the previous address so we can check that address as well. If you require us to search an additional address there is a further £2 charge for the additional search.
