Tracing Missing Tenants

Tenants who leave owing money for rent and damage to the proprty are unlikely to give you their forwarding address. They believe you will not be able to trace them to recover your money.  The fact is they cannot hide and it is very easy for riky members to trace anybody who lived at your property.
 
Tenants won't tell you but they will notify their Mobile Phone Supplier, Bank, Credit Card company and other suppliers where they have moved to  -  It is likely the tenants will require new Utility services such as Gas, Water Electric - we are now licensed to access this data and tell you where they now live. Tenant trace costs £40.

Before you decide to trace a tenant firstly consider how much is the debt and is it worth your time and money pursuing them

How does the tracing service work  

  1. We need the property address they were renting from you. Full name including middle names - preferably Date of Birth but not essential as an approximate age will suffice.
  2. If a tenant was with you for less than a year, we could also search a previous address (this should be on the tenant application form,)  
  3. We then search for all persons who were registered at your property. We search banks, mobile phone companies, Utilities, Financial Services Providers, Sky, Post office mail redirect service and many more.
  4. We match every person with the same or similar to your tenants name. This is because people with debts swap first and last names, change D.O.B and misspell Surnames to try and avoid being traced.
  5. We check for any accounts that have been redirected or opened. Tenants won't tell you but will tell their banks and mobile phone company where they now live.
  6. We produce a report and tell you where a person of that or similar name and Date of Birth now lives
  7.  In an ideal world you should satisfy yourself it is the correct person (we are confident it will be) prior to issuing legal proceedings.

The tenants then wake up one morning to a nice letter from the courts informing them you are suing them.
